Land and projects
Plots and developments where what can be built is clear before you buy: licensed, in progress or with a potential that can be shown.
What the land has to say
A plot is worth what it allows you to build. Before we present it, we review it with Harvey Lawyers and with whichever surveyors and architects it takes.
-
01
What it is
Its classification and zoning in the municipal plan: urban, developable or non-developable, and which uses it allows.
-
02
How much it allows
Buildable area, heights, plot coverage and setbacks: the square metres that can really be built, not the ones that fit on the plot.
-
03
Where it stands
Whether it has a licence, whether one is in progress or still has to be applied for, and the deadlines and conditions of each case.
-
04
What limits it
Easements, coastal or watercourse restrictions, protections and registered charges: what the plan does not show but decides the project.

What people usually ask before buying land
Can a house be built on non-developable land?
Only in specific cases, with a minimum plot size and the conditions set by the regional rules and by the plan of each municipality. We check it case by case before you take any step.
What changes between buying with a licence and without one?
With the licence granted you know what you will build and by when you have to start. Without it you are buying a possibility: it can be worth a lot, but the price has to reflect the time and the risk of obtaining it.
Who reviews the paperwork?
Harvey Lawyers, our sister firm: land registry, cadastre, planning and licences, with whatever technical reports the case needs, before the reservation.
